This study is a field research using a descriptive qualitative approach. The research data consist of primary data and secondary data. Primary data were collected through observation and interviews with the mosque administrators (takmir), the imam, and members of the congregation. Meanwhile, secondary data were obtained from literature reviews and supporting documents, including waqf management financial reports. Data collection was conducted through observation, interviews, and documentation. The data were analyzed using Budiani’s effectiveness theory and the perspective of Law Number 41 of 2004 concerning Waqf. The results of the research indicate that productive waqf management is implemented simply, based on the principle of mutual trust. The utilization of waqf has been in accordance with statutory regulations. However, based on Budiani’s effectiveness theory, its management has not been optimal because supervision is not conducted regularly. The main obstacles include difficulties with irrigation during the dry season, plant disease outbreaks, the risk of crop failure, limited equipment, labor shortages, and limited access to fertilizers and plant medicines. Supporting factors include the ease of accessing cash fund loans, community support, a strategic location, and the provision of superior seeds by the management. Overall, productive waqf management has been proven to have a positive impact on improving the economic condition of the congregation and achieving mosque economic independence.
